Now we can finally announce that we will soon have another Helio, right in the National City Park! Gate:01 is one of Stockholm’s largest office buildings, with all the extras included: paddle tennis courts, a full-sized gym, SUP rentals, a tennis court, and, of course, everything you usually find at Helio. After the summer of 2024, Helio will open its eleventh establishment at Gate:01 in Frösundavik, Solna. With its perfect location for communication, yet right in the heart of the National City Park, Gate:01 is an office building with a unique offering in the Nordic market. Helio, with its extensive experience in operating coworking spaces and large office properties, will be responsible for both the flexible office offering and all the services included for the tenants in the building.

Its location next to Brunnsviken and Hagaparken provides us with a multitude of exciting opportunities – for example, you will be able to train with our running coaches, book tennis or paddle tennis courts, borrow kayaks, and even try swimrun during lunchtime. Helio will serve as a hub in the building for tenants, whether it’s about renting a flexible office, borrowing a SUP board, or attending a breakfast lecture.“
Helio continues its growth journey with this eleventh establishment and sees continued strong demand for flexible offices after the pandemic, both in the Stockholm and Malmö markets. In addition to operating coworking spaces at Gate:01, Helio will also be responsible for the building’s reception, lounges, gym, activities, meetings, events, and the extensive service offering. Furthermore, Helio will establish its Gro Café concept in the building.
All functions and services in the building are interconnected in Helio’s digital platform, where, in addition to managing orders and payments for various services directly to the office, you can book everything from workout sessions and parking to a podcast studio. Helio’s leasing covers a total of 2,100 square meters, and the move-in will occur after the summer of 2024.

Gate:01 is currently Sweden’s best office workplace, with more people on-site in the building today than before the pandemic. Coworking is a crucial piece in the ongoing development, and we have strategically freed up and emptied the areas around the entrance to create a welcoming facility with a reception, lounges, and a café. By adding a coworking offering, we make the building accessible to smaller companies and those with shorter planning horizons, which we haven’t been able to accommodate previously,” says Hansi Danroth, Founding Partner and Leasing Manager at Mengus.
A New Helio is currently being designed in collaboration with the award-winning architects at CJ Studio and will be ready after the summer of 2024. Members at Helio in Gate:01 will have access to work from all other Helio locations in Malmö and Stockholm. A Helio membership includes workspace, breakfasts, lectures, access to meeting rooms and a podcast studio, yoga, member activities and events, personal training, and much more. Recently, Helio also won the “Community of the Year” award among Sweden’s coworking operators for its work in creating personalized offices where work is not the only focus, but also health, design, and networking as a fundamental part of what a modern workplace should include.
Since Mengus acquired Gate:01 in 2016, extensive modernizations have been carried out. Recently, the entire original glass roof was replaced, and the entrance hall was expanded to better suit the active and vibrant multi-user property that Gate:01 has become. Many international companies with high demands now choose Frösundavik for their new headquarters in the Nordic region. In November, a new bistro will open in the building, and in addition to ongoing office adaptations, the new main entrance with Helio’s reception/lounge and coworking offering is among the last major upgrade projects in Gate:01, continues Hansi Danroth.
Several New Companies
In Frösundavik, among others, Accord Healthcare, Andritz, Brunswick, KNTEC, Lufthansa, Merck, Mitsubishi, PharmaRelations, Plaza Group, Rimgard, SAS, Schneider, ServiceNow, Servier, and Toshiba are already located. Recently, several other companies have also moved in, including IT company Proact (1,385 sqm), IT service provider Ingram Micro (760 sqm), Swedish IT company Gibon (500 sqm), investment company Stockwik (250 sqm), plant chain Plantagen (1,142 sqm), pet chain Arken Zoo (970 sqm), fashion company Björn Borg (1,250 sqm), American electronics manufacturer Dell (2,800 sqm), and supply-chain leader Chep Scandinavia (230 sqm).
Furthermore, Schneider Electric (2,300 sqm), Open Infra (900 sqm), and Tranpenad (440 sqm) have all recently signed new five- and six-year agreements. The strategy of filling with more dynamic and expansive companies has borne fruit, and the total rental area for the new 25 companies amounts to approximately 20,000 sqm.
Mengus is a private equity firm specializing in real estate investments. Mengus manages the real estate funds Mengus 2016 and Mengus 2019 for institutional investors. The assets in the funds Mengus 2005 and Mengus 2011 have previously been divested with very good returns. Mengus 2016 owns the 45,000 sqm Frösundavik property. Mengus 2019 is in the investment phase, and like previous funds, the focus is on office properties in Stockholm with development potential.
